Our Company
Built On A Solid Foundation Of Results
Heinz II Team Preconstruction Involvement
We work closely during the design phase and during construction of the project. As conceptual, preliminary and design development advances. We advise on cost and value analysis options to fit your budget cost. In addition we will advise the application of green building techniques. This will positively affect your building operating expense.
Our preconstruction work yields the highest saving when it begins early. At that time an appropriate agreement is negotiated for preconstruction and for the ultimate opportunity of constructing your building. As the building plan faces each succeeding problem design, we make comparative value estimatesas an aid to your decision making.Quality

· Energy consumption
· Payback to cost
This procedure eliminates significant guesswork and provides our customers the opportunity to save considerable time and money, thus assuring a timely construction start and earlier occupancy/completion.
The design professionals can produce preliminary, order of magnitude, estimates for guidance, however, the accuracy and quality of such estimates is enhanced immeasurably when they are prepared by an experienced contractor with actual subcontractor and supplier input at the appropriate stages of design development.
The inclusion of our team will have positive effects on the overall project, not only in cost efficiency, but in coordination of the design and construction efforts as well.
Preconstruction adds to and doesn’t infringe upon or duplicate the architect’s effort.
Heinz II Construction Procurement
One of our most useful tools for efficiently obtaining bids from subcontractors and supplier is our inquiry system. Computer files contains cross referenced information on vendors and subcontractors by work category and work area throughout the southeast.
Although planning is stressed, considerable effort is spent in expediting delivery of materials to projects. Travel to the supplier’s or subcontractor’s place of business is an established procedure for ensuring the timely delivery of goods and completion of work needed at the project. Our successful construction program leaves no time for unneeded delays.
National purchase contracts are negotiated at the corporate level, with savings passed on to all projects.
Complete submittal data is obtained early and provided to the architect/developer early for necessary reviews and resulting early release of production to assure on site delivery when scheduled as neede.
Heinz II Construction production accounting
Effective cost control of a project is determined by the articulate performance and diligence of the actual production construction management at the jobsite, and the headquarters.
The construction cost and data accounting procedures are flexible enough to meet diverse job requirements yet rigid enough to get the job done.
Each project system requires that all disbursements be based upon approved purchase orders/receiving reports/subcontracts and the like.
The construction office receives an accounting copy as notice of the commitment. Deliveries are accepted and signed for by authority of the construction superintendent. The receiver inspects. Counts, and determines that the shipment is as ordered. Damaged or sub quality shipments are rejected and returned for replacement.
Information developed by quality cost accounting is one of our valuable tools for preliminary.
Heinz II Construction Operations
The importance of the construction contractor’s through project control System cannot be overemphasized, since the outcome of the entire project depends on firm management are directly affected by thorough, quality management- or the lack of it. Opportunities missed during construction can rarely be made up later.
Since the project manage cannot personally monitor all the activities at all times, there must be system and procedures established to assist in overall management. The right things have to be done at the right times, and these actions must then be monitored and the results reported. Potential difficulties must be made visible immediately so that corrective actions may be formulated and implemented. The construction team has established detailed procedures which can be used on a project by project basis to allow this degree of control.
Procedures and systems must, however, be flexible enough to satisfy the requirements of specific projects and to allow construction production management the authority to react to the needs of varied projects.
Our daily goal is to deliver the agreed and expected level of product and workmanship quality within the parameters of normal good industry practice.
Our team subcontractors and product suppliers will strive to achieve your satisfaction and praise daily thru the building process and maintain a high level of commitment after completion and occupancy.
